The payment includes what is specified in the reservation's conditions. The tourist tax is not included.
For reservations longer than 29 nights, the reservation needs to be confirmed by the owner of the flat and will be confirmed only after the full payment is made.
erms and Conditions
These terms and conditions govern the relationship between guests and the properties managed by Reception S.A.S. di Erik Prassel & CO. To ensure maximum transparency, please note that the nature of the contract and the tax regime vary depending on the type of accommodation selected.
1. Types of Contracts and Tax Regime
Upon booking, the guest acknowledges the category of the selected accommodation:
A. Privately Owned Apartments (Tourist Rentals / Short-Term Rentals):
These apartments are owned by private individuals. Reception S.A.S. acts exclusively as the owner's representative (mandatory).
Contract: Between the Guest and the Property Owner.
Invoicing: As this is a rental between private individuals, the amount is not subject to VAT. An electronic invoice will be issued for the agency’s service fees; the guest will receive a rental receipt (ricevuta d'affitto) for the amount due to the property owner.
B. Corporate Holiday Homes (Professional Rentals / Guesthouses):
Properties owned by companies or businesses and managed professionally.
Contract: Between the Guest (or the booking party) and the Property Company (or via proxy to Reception S.A.S.).
Invoicing: The total amount is subject to 10% VAT. An electronic invoice can be requested by providing full tax details (VAT number/Unique Code/PEC email) at the time of booking.
C. Professional Guesthouses (Affittacamere):
For this category, the service is provided directly by Reception S.A.S. di Erik Prassel & CO.
Contract: Between the Guest and the management company Reception S.A.S.
Invoicing: The total amount is subject to 10% VAT. An electronic invoice can be requested by providing full tax details at the time of booking.
2. House Rules and Stay Regulations
Mandatory Identification: In compliance with Italian Public Security laws, every guest must provide a valid ID before or during check-in for registration with the "Alloggiati Web" police portal.
Check-in and Check-out: Unless otherwise agreed in writing, key collection starts at 3:00 PM, while the property must be vacated by 10:00 AM.
Occupancy: It is strictly forbidden to host unregistered persons or exceed the maximum number of allowed guests.
Quiet Hours: Guests are requested to observe silence from 10:00 PM to 8:00 AM and from 2:00 PM to 4:00 PM. Parties or events are strictly prohibited.
No Smoking Policy: A strict non-smoking policy applies to all indoor areas of Reception S.A.S. properties.
3. Maintenance and Property Care
The accommodation is delivered in perfect hygienic and functional condition. Guests are required to:
Dispose of waste correctly following the local recycling calendar.
Wash all used dishes and kitchenware.
Report any faults or malfunctions immediately.
4. Liability and Damages
The guest is civilly liable for any damage caused to the property, furniture, or equipment. Should you notice any damage upon arrival, please report it immediately. Reception S.A.S. reserves the right to request a security deposit or charge the costs necessary for repairs in case of negligence or vandalism.
5. Assistance and Inquiries
Given the technical nature of the different contract types (especially for business clients requiring VAT deduction), we invite guests to contact our offices for any clarification before confirming the reservation.
