Well-finished and bright studio apartment of 45 square meters fully renovated, located in the central Via Battisti, a few steps from Viale XX Settembre, an area well served by numerous commercial activities.

The apartment is located on the second floor of a historic building with an elevator. Thanks to the newly installed windows, despite being located on a busy street, the apartment is quiet and peaceful. There is also a comfortable sofa in the apartment, which can be opened if needed and turned into a sofa bed to accommodate a third guest.

Nearest paid parking: Parking Foro Ulpiano in Foro Ulpiano, 1.

The space is divided as follows:
OPEN-SPACE LIVING AREA with a comfortable dining table and a built-in KITCHEN with a two-burner induction hob, kettle, microwave oven, electric coffee moka, small dishwasher and various utensils.
1 SLEEPING AREA WITH DOUBLE BED which, although a studio apartment, is divided from the living area by shelves.
BATHROOM: Shower stall, bidet and hair dryer.

OTHER SERVICES AVAILABLE: fixed rate Wi-Fi network, air conditioning, television.

Heating is independent and is regulated by the thermostat at the entrance.

SOME THINGS TO KEEP IN MIND:
- 2-3 days before your arrival, you will be contacted by our staff to register your documents through our Guest Portal and pay the Tourist Tax due to the City of Trieste, which is EUR 2.00.
This procedure is for us to verify your data and documents and to send the information to the police service "Alloggiati Web" which is the Italian procedure for lodging guests in Italy.

- Check in is possible from 3:00 pm to 7:00 pm. If you wish to check in at a different time, please indicate this on your reservation or send us an email and we will check availability.
- Check out is by 10:00 am. This is to allow the housekeeping staff to prepare and sanitize the apartment for the next guests. If you need a late check out, please tell us as soon as possible. Late check out is an extra service with an extra cost.
- The day of your arrival, from 3 p.m. to 7 p.m., you can come directly to our office and carry out the identification; we are located at 15a Trento Street, only a 2-minute walk from Trieste Central Station. The guest identification procedure is mandatory even if you have already completed the online check-in.
- The front desk will then provide you with the keys and instructions to enter the apartment in complete autonomy.
- Turning on and off air conditioning and heating are subject to compliance with current Italian regulations (DPR 16/04/2013 n.74):
In summer, the average air temperature must not be lower than 26°C for all building types.
In winter, the weighted average of air temperatures must not exceed 20°C.
